A home not selling almost never comes down to one single problem. Price, exposure, presentation, buyer response, terms, condition, and timing can each play a part, and the useful question isn't "what's wrong with my house," it's "what actually happened during the listing."
None of these are automatically the reason. Most listings that don't sell involve more than one of these overlapping, not a single clean cause.
How the asking price was set, what was actively competing when the listing launched, what sold during the listing period, and whether the price ever adjusted to match what the market was actually showing. An online estimate is not a market analysis, and a market analysis is not an appraisal. Each answers a different question.
Where the property was marketed, whether the listing information was complete, whether the photography did the home justice, and whether it was genuinely reaching the buyers who were actually looking in that price range and area.
Photography, condition, staging, cleanliness, curb appeal, and the actual showing experience, evaluated relative to what else was on the market at the same time, not in isolation.
Showings, inquiries, second showings, feedback, and repeated objections all provide evidence, but no single data point proves a definitive cause on its own.
A property can receive offers and still fail to close. If offers came in, the price, financing, due diligence, timeline, concessions, and contingencies all matter as much as the number itself.
Repairs, deferred maintenance, inspection concerns, and how the property's condition compared with other homes buyers were considering at the same time.
Other active listings, new competition entering the market, recent sales, seasonal shifts, and changes in financing conditions can all affect an otherwise solid listing.
Whatever the questions above turn up, this is the information worth having in hand before going back on the market.
Answer a few questions about what actually happened, and get a straightforward read on what's worth investigating before you relist.
